  • I help organize the property side so we can move one decision at a time instead of treating everything as one overwhelming project.
  • We identify what must happen before the property is marketed, what can wait and where outside help may be useful. If you’d like, I can share names of estate-sale, clean-out, donation or repair services. The choice is yours.
  • I don’t give legal or tax advice. Questions about who has authority to sign, whether court approval is required or how proceeds are handled belong with the estate or trust attorney. I coordinate the real estate work with that guidance.
  • We can prepare now and list when the estate and the family are ready.

Rightsizing

Moving to a home that fits the next chapter

  • I help separate the home-sale plan from the larger move.
  • Together, we identify what must happen before marketing, what can wait and whether it makes more sense to buy first, sell first or coordinate the two.
  • Preparation begins with what buyers will notice, not with a long renovation list. When useful, I can provide options for movers, senior move managers, donation or consignment services.
  • You set the pace. If family members should be included, we agree on how they receive information while the decisions stay with the homeowner.

55+ community

Selling a home in a 55+ community

  • Before marketing, we review the current association documents, resale requirements, fees and any rules affecting signs, lockboxes, showings or the buyer’s eligibility.
  • I compare the home first with relevant sales and competition within the community while accounting for what the association fee includes.
  • Marketing describes the property and community accurately, complies with fair-housing requirements and follows the association’s rules.
  • If the sale is connected to another move, we coordinate the marketing and closing plan around your preferred timing rather than rushing the transition.

Previously listed

Selling after a previous listing

  • Before we discuss a new listing, please confirm that the previous listing agreement has expired or been formally released.
  • Then I review how the home was priced and presented, showing access, buyer activity, feedback, offers and what has changed in the market.
  • What happened last time is information, not blame. I won’t criticize the prior agent. Together, we decide what should stay, what should change and what evidence will tell us whether the new approach is working.

Before we list

A walkthrough, then a written “do this / skip that” list. A pricing recommendation from recent sales, current competition, buyer activity and the home’s condition. You make the final pricing decision.

On the market

Every listing includes professional photography, printed brochures and a yard sign where allowed. Your home goes on the MLS, which feeds Zillow, Realtor.com and other major sites, and is promoted on Facebook and YouTube. Open houses if you’d like them. Showings use a secure SentriLock Bluetooth lockbox. You review the photography, property description and brochure before the listing goes public.

Offers to closing

A one-page, side-by-side offer summary comparing estimated proceeds, financing, contingencies, inspection and appraisal risk, timing and the likelihood of closing. Weekly updates throughout, and replies within one business day.

A broker’s market analysis is for listing decisions. It is not an appraisal or a statement of value for estate, tax, lending or legal purposes.
